Isla Vista at a glance
Isla Vista is small, dense and mostly rented. That shapes almost every plumbing call.
Around the clock dispatch
The line runs 24 hours, so a flooded bathroom after midnight is handled like a weekday call.
A few minutes from our shop
We are based in Goleta, roughly 3 to 5 miles away. Arrival time still depends on the call.
15,500 residents in a tight grid
The 2020 Census counted 15,500 people and 4,763 households, so one failing line can affect many people.
County territory
Isla Vista is unincorporated, so County Building and Safety, not a city, handles permit questions.
Almost every Isla Vista home is rented, and that changes who calls
Census figures give Isla Vista an owner-occupancy rate of 1.2 percent and a median gross rent of $1,878. Most plumbing problems therefore belong to a landlord, while the tenant is the first to notice. Tell your landlord or property manager early, because repairs usually need their approval.
Property managers can call the same 24/7 line and give the unit address. We confirm the work order before starting, so a tenant is not left guessing who authorized the visit.
The Independent reported in January 2026 that the housing stock is aging while rents rise, and that some garages have been converted without permits. Extra bathrooms or kitchens on an old line load the same drain, so a repeat clog in a crowded house is often a capacity problem, not bad luck. A sewer camera inspection shows what the line looks like.

Common Isla Vista calls and what they usually mean
Shared houses and apartment blocks produce a recognizable set of problems.
| What happens | Why it happens | What we send |
|---|---|---|
| Kitchen sink stops, dishwasher floods the sink | Grease and food in a narrow 1.5 inch line | Drain cleaning |
| Toilet backs up after a party weekend | Wipes or too much paper in the line | Cable machine and a camera if it repeats |
| Water runs under a sink or behind a wall | Failed supply line or trap | Plumber repair, shutoff at the stop valve |
| Tank water heater leaks in a closet | Corroded tank bottom | Water heater replacement |
| Mildew smell and a high water bill | Slow hidden leak | Leak detection |
Del Playa Drive, the bluff and leaks that cannot sit
Del Playa Drive runs about a mile along the bluff and is among the oldest roads in Isla Vista. The Independent names bluff erosion as a stated local issue. A running leak near a bluff edge is a reason to shut off the water at once and say so when you call.
One street up, El Nido Lane is lined with apartments, which usually means several households on one drain. Farther inland, Sabado Tarde, Trigo and Pasado carry their own mix of rentals. Wherever you are, give the dispatcher the street, the unit and which fixtures are affected.
Before We Arrive: four steps for a shared Isla Vista house
Shared housing needs a few extra moves, because the water shutoff and the panel may belong to someone else.
Shut off the main water valve
If you cannot find the building shutoff, close the stop valve under the sink or behind the toilet and text your landlord for the main.
Cut power to wet areas
Switch off the circuit for a flooded room only if you can reach the panel on dry floor. Unplug power strips resting in water.
Clear the area
Move laptops, bikes, boxes and bedding out of the wet room, and keep people and pets away from sewage.
Call the 24/7 line
Give the street, unit and a tenant or manager contact. A clear price comes before work starts.
Wipes, grease and the sewer system behind Isla Vista
Goleta West Sanitary District collects sewage across Western Goleta Valley and Isla Vista, with about 6,100 connections, and the Goleta Sanitary District plant treats it. The Isla Vista Community Services District does not provide water or sewer service. Goleta Water District serves the Goleta Valley, and Isla Vista falls inside its service area according to local reporting.
Goleta Sanitary District's newsletter asks customers to flush only human waste and toilet paper, and to keep fats, oils and grease out of the drain. Wipes do not break down the way paper does. If the whole house backs up, the cause may be a stoppage past your cleanout, so sewer line cleaning or a district call may be the next step.
Isla Vista ZIP 93117 and the neighbors around it
Isla Vista uses ZIP 93117, the same standard ZIP as the rest of Goleta, and most calls from it are drain cleaning and water leaks. UCSB sits next door, but campus buildings are a separate matter.
Farther east, Eastern Goleta Valley is a larger unincorporated area, and Hope Ranch is an enclave with its own water company. Give the street address and the dispatcher sorts out coverage.

Questions we hear most
Yes. The 24/7 line takes Isla Vista calls on nights, weekends and holidays. Say which fixtures are affected and whether water is rising.
Arrival time depends on the call, and the dispatcher tells you what to expect.
Isla Vista has one ZIP code, 93117, which covers the grid from Del Playa Drive to the streets inland. It is the same ZIP as our Goleta shop, so there is no boundary to worry about.
Repairs are usually the landlord's responsibility, so tell your landlord or property manager first. If you call us, we confirm who authorizes the work and give a clear price before starting.
The property owner maintains the lateral from the building to the street main, according to Goleta Sanitary District. Goleta West Sanitary District collects for Isla Vista, so ask the district about its own rule.
Yes. Goleta Sanitary District says wipes clog systems and that only human waste and toilet paper belong in the toilet. A clogged lateral may need replacement at the owner's cost.
Isla Vista is unincorporated, so County of Santa Barbara Building and Safety enforces plumbing code and issues permits. Permit rules vary, so ask County Building and Safety.
